Scope
GB/T 28406-2012 is the English-translated version of 农用地估价规程.
GB/T 28406-2012 sets how agricultural land is valued in China. It gives the general provisions of a valuation, the valuation approaches that may be used and how each of them is applied, and the way a reference parcel is established and used to value the land around it.
It applies to existing agricultural land suitable for farming and to the unused land of a county-level administrative area. Land administrations, valuers and the parties to a transfer or an expropriation use it so that two valuations of the same parcel can be compared. Issued on 29 June 2012, it has applied since 1 October 2012.

Introduction

1 Scope
This standard specifies the general provisions of the agricultural land valuation, valuation methods, valuation methods and a reference parcel land evaluation methods.
This standard applies to existing agricultural land suitable for farming and county-level administrative regions of unused land.

3 Terms and Definitions
GB/T 19231-2003, GB/T 21010-2007, GB/T 28405, GB/T 28407 and the following definition of terms and definitions Apply to this document.
3.1 Farmland agricultureland
Directly used for agricultural production land, including farmland, woodland, grassland, land for farmland water conservancy, water surfaces for breeding.
3.2 Reserve land resources
Currently various untapped barren, barren and abandoned, idle, through the transformation, processing, reclamation, after construction can be used as agricultural land land.
3.3 Homogeneous geographical

3.4 Agricultural land parcel
