1 General Provisions
1.0.1 This code is formulated to guarantee basic housing conditions and service quality, improve
design level of town residential buildings and ensure residential building design to meet the requirements of safety, hygiene, applicability and economy.
1.0.2 This code is applicable to the design of newly-built, expanded and reconstructed town
residential buildings throughout the country.
1.0.3 The residential building design must comply with the relevant national policies, laws and
regulations and the relevant requirements of safety, hygiene, environment protection, optimal land utilization, energy and resource conservation etc ..
1.0.4 The residential building design shall not only comply with this code but also comply with
those in the current relevant ones of the nation.
3 Basic Requirement
3.0.1 The design shall meet the requirements of town planning and planning of residential area and uses the land and space economically, reasonably and efficiently.
3.0.2 The design shall make buildings and surrounding environment in the harmony and the convenient and cozy living space shall be reasonably organized.
3.0.3 The design shall comply with "People First"; it shall not only meet the operating requirements of the general inhabitation but also meet the operating requirements of the aged, the disabled etc ..
3.0.4 The design shall meet the requirements of sunlight, natural lighting, ventilation and soundproof needed by the resident.
3.0.5 The design must meet the requirements of energy conservation; the residential building shall be able to make full use of energy. The energy supply mode combining conventional energy sources and renewable energy shall be adopted according to the energy conditions of different regions.
3.0.6 Standardization, modularization and diversification shall be promoted for the design of residential building; new techniques, new materials and new products shall be adopted actively;
industrialization design, construction technique and modulus application technology shall be popularized positively.
3.0.7 The structure design shall meet the requirements of safety, applicability and durability.
3.0.8 The design shall meet the requirements of the relevant fire prevention code and shall meet the requirements of safe evacuation.
3.0.9 The design shall meet the basic requirements of function effectiveness, operating safety, maintenance convenience etc. of the equipment system and shall reserve reasonable installation position for the relevant equipment.
3.0.10 The design shall consider the reconstructive potential at the same time meeting near-term operating requirements.
4 Calculation of Technical and Economic Indicators
4.0.1 The design shall count the following technical and economic indicators:
--Utilization area of each function space (m2);
--Interior utilization area (m2/set);
--Balcony area of dwelling unit (m21set);
--Total building area of dwelling unit (m2/set);
--Total building area ofresidential building (m2) .
4.0.2 The calculation of residential technical and economic indicators shall meet the following requirements:
1 The utilization area of each function space shall equal to the horizontal projected area surrounded by the internal surface of each function space wall;
2 The utilization area of interior shall be the sum of the utilization area of each function space;
3 The balcony area of the dwelling unit shall be the sum of the area of each interior balcony;
the balcony area shall be calculated as a half of the net area of the structural base plate projection;
4 The total building area of the dweliing unit shall be the sum of interior utilization area, corresponding building area and balcony area;
5 The total building area of residential building shall be the sum of the total building area of each dwelling unit of the building.
4.0.3 The calculation of the interior utilization area shall meet the following requirements:
1 The interior utilization area shall include the sum of the utilization area of bed room, living room, canteen, kitchen, bathroom, cross hall, passage, storage room, wall cabinet etc.;
2 The utilization area sum of natural storeys of interior stairs in duplex apaitment shall be
reckoned in the interior utilization area;
3 Chimney, ventilation tunnel, tube well etc. shall not be reckoned in the interior utilization
area without exception;
4 The interior utilization area shall be calculated as the superficial dimension of structural wall;
it shall be calculated as the superficial dimension of compound insulating storey if there are compound insulating storeys;
5 The utilization area of the space where the net height from lower surface of roof slab to the surface of floor slab is below l .20m shall not be calculated during utilizing the space of sloping roof;
the utilization area of half of the space shall be calculated if the net height is 1.20m~2.1m; the utilization area of the whole space shall be reckoned in the interior utilization area if the net height is above 2.1m; The utilization area of structureless top floor slab of sloping roof shall not be calculated if the space of sloping roof can't be used;
6 The utilization area of sloping roof shall be reckoned in the interior utilization area.
